From Concept to Construction: Our Process for Commercial Architecture Projects

At EXS Design, every commercial architecture project begins with a clear picture in mind and on paper. It does not start with imagery, drawings, and random ideas; it starts with understanding the business needs and the flow of people. At EXS Design, leadership is not limited to reviews at milestones. Piyusha remains closely involved throughout the project journey, especially during early planning and key site stages. Over the years, working across offices, retail spaces, F&B projects, and mixed-use developments, our process has evolved into one that is structured yet flexible, technical yet deeply human.

This is how we take a project from concept to construction


  1. Understanding the brief and the business

    The first stage always involves real conversations and understanding the business. We spend time with clients to understand what the business does, how the space will add functionality, and how the finished space will add value to their everyday work.

    At this stage, rather than spending time on presentation, we understand what vision the client has to refine the layouts, optimise timelines, and set the budget expectations.


  1. Developing the concept with purpose

    The earlier stage was to establish a solid ground of ideas; now we start building the conceptual design of how everything will come together when the project is completed. While developing these concepts, we prioritize people flow, ensuring intuitive circulation, spatial efficiency, and seamless user experiences.


  1. Design development and technical clarity

    After the base concept is approved by our clients, we develop the design in detail. This phase involves refining the plans, elevations, sections, and structural coordination. Services like MEP, overall safety, and compliance are integrated into the design for a smoother flow.

    Our experience with full turnkey commercial architectural projects has shown that strong technical drawings reduce delays and miscommunication during construction. This stage is where architecture starts becoming build-ready.


  1. Construction drawings and execution planning

    Before construction starts, we create clear construction drawings that contractors can understand. These include architectural details, sections, joinery references, and coordination layouts.

    At this point, our job is to connect design and execution. The aim is to make sure that what was planned on paper can be built on site without confusion or loss of quality.


  1. Site involvement and design intent control

    During the actual execution of the plan, or let's say the construction, we stay actively involved. With frequent site visits, our team ensures there is enough clarity between what is on the paper and what is being built. Commercial architecture projects move quickly, and decisions made on-site affect cost, quality, and timelines. Our experience with ongoing projects has shown that having architects consistently involved helps keep the design intent while allowing for practical solutions based on site needs.


    6. Handover with confidence

    The final stage is handover. We review finishes, spatial quality, and overall execution to ensure the project aligns with the original vision. A successful commercial project is one where the client can occupy the space confidently, knowing it supports their operations from day one.

For us, construction completion is not the end. It is the point where architecture starts serving its purpose. For us, success is not only measured at completion. It is measured in how the space performs once occupied. Several clients have returned to us for expansion phases or new locations, which reflects how well the architecture supports their operations over time.


This concept-to-construction approach allows us to design commercial architecture that is practical, scalable, and grounded in real use. It reduces rework, controls costs, and creates spaces that continue to perform long after handover.
