G+13 Mixed Use Architecture
Category: Residence
Area: 30,000 sq ft
Location: Pune, India
Overview:
The client, a developer, wanted to maximize the plot's potential while creating an attractive concept for residents. We proposed a podium design with parking underneath to provide a vehicle-free, shaded area for residential activities, while maintaining commercial viability with offices and cafes at the front.
Design:
Planning- The master layout was reimagined using sun-path and ventilation studies to strategically position buildings, enhancing natural airflow and daylighting throughout the site. This approach creates a well-shaded, ventilated central podium that acts as a thermal buffer- reducing the urban heat island effect and cultivating a comfortable microclimate ideal for community interaction. Multifunctional zones are embedded across the development, designed for flexibility and long-term adaptability to minimize future renovations and ensure lasting relevance. The landscape plan included shaded walking pathways lined with trees and seating, encouraging walkability and outdoor activity even during hotter months.
Brand image- Positioned as a landmark urban project, the design reflects Pune’s dynamic economy and culture, projecting innovation, flexibility, and sustainable urbanism. The development balances business functionality with welcoming public spaces.
Sustainability- A comprehensive shadow analysis guided the optimization of building layout and façade orientation to ensure community areas receive ample shade during peak sun hours. This strategy reduces heat gain, enhances occupant comfort, and lowers cooling demands through passive design. Carefully designed façade panels provide effective shading, minimize direct solar exposure, and improve thermal insulation- naturally regulating indoor temperatures and reducing reliance on mechanical cooling. The development also incorporates green rooftops, parks, and open spaces that promote physical well-being and leisure, enriching the overall quality of urban living.
